The usable square footage you need will vary between buildings depending upon such factors as column spacing, floor-plate configuration and window placement.  Your rentable square footage will vary depending upon the differing loss factors between buildings.

*Circulation is the space needed for hallways, around files, between workstations etc. (Generally about 16% - 20% of your total usable space.)  We use 18% which works out to 22% of the total functional space.

**Add-On factor is the inverse of the loss factor.  In theory, the loss factor represents that space which the tenant benefits from, but does not occupy: common area hallways, the building lobby, fire stairs, elevator shafts, mechanical rooms, etc. In practice, the loss factor is a profit center for the landlord and it often goes up in tight markets! 

Loss factors vary between buildings and are generally higher on multi-tenanted floors. 

We use a current market loss factor of 25% of the total rentable space which works out to an add-on of 33% of the total usable space.
